Why do I need a written repair request?

Verbal complaints don't count. Nearly every state's repair-and-deduct, rent-withholding, and habitability laws require the tenant to give the landlord written notice and a reasonable time to fix the problem before you can take further action. Written notice is also what makes retaliation illegal if they try to evict you afterward.

How long does a landlord have to make repairs?

Most states require a 'reasonable' time — typically 14 to 30 days for non-urgent issues. Emergency conditions (no heat in winter, no running water, sewage, gas leaks) usually require action within 24 to 72 hours. Check your state statute for the exact deadline.

What happens if the landlord ignores my letter?

Depending on your state, you may be able to withhold rent, repair the problem yourself and deduct the cost, terminate the lease, or sue for a rent abatement. The dated, delivered letter is what unlocks those remedies. Do not stop paying rent without checking your state's rules first.
